The contractor says the job is done. Then you walk in and there’s drywall dust on every surface, sawdust ground into the carpet, paint splatters on the windows, and a fine white film covering anything that wasn’t wrapped in plastic. Construction “clean” and move-in ready are two different things. That’s where we come in.
What Post-Construction Cleaning Includes
We do this in phases, because a single pass doesn’t cut it after a renovation or new build.
Phase 1 — Rough Clean:
- Remove all construction debris, packaging, and material scraps
- Sweep and shovel out bulk dust and dirt from all surfaces
- Wipe down all exposed ductwork, pipes, and structural elements
- Vacuum all rough surfaces — floors, ledges, window frames
Phase 2 — Detail Clean:
- All surfaces wiped down — walls, counters, cabinets, fixtures
- Window cleaning — interior and exterior, frames, sills, tracks
- Light fixture cleaning and lens polishing
- Hardware cleaning — door handles, hinges, locks, outlet covers
- Washroom deep clean — fixtures, tile, grout, mirrors
- Appliance cleaning — inside and out, remove protective film
- Floor cleaning — vacuum carpet, mop hard floors, clean baseboards
Phase 3 — Final Touch:
- Touch-up clean after trades finish final punch list items
- Final floor treatment — buff, polish, or carpet spot clean
- Glass and mirror final polish
- Walk-through with the project manager or property owner
- Sign-off and handover
Types of Projects We Clean
- Office renovations and tenant buildouts — the most common. A floor gets gutted and rebuilt for a new tenant. We get it move-in ready.
- New commercial construction — from concrete shell to occupancy-ready. Multi-phase cleaning coordinated with the construction schedule.
- Retail store buildouts — new stores need pristine presentation for opening day. Dust on display shelves doesn’t sell product.
- Medical and dental clinic fitouts — clinics have specific sanitization requirements before they can pass inspection and accept patients.
- Condo common area renovations — lobby refreshes, amenity room upgrades, corridor renovations. Residents notice dust. Fast turnaround matters.
- Restaurant openings and renovations — kitchens need to pass health inspection before opening. We clean to that standard.
What We Need From You
To quote a post-construction clean accurately, we need:
- Square footage of the space
- Type of construction (new build, renovation, demolition + rebuild)
- Current state — is the contractor done, or are they still on-site?
- Target completion date — when does the space need to be ready?
- Any special requirements (medical compliance, carpet protection, window treatment)
Send us these details and we’ll quote within 24 hours.
Cost
Post-construction cleaning is priced per square foot, with rates varying by scope and construction type:
- Light renovation cleanup: $0.15-0.25 per sq ft (paint and flooring refresh, minor drywall)
- Full renovation / tenant buildout: $0.30-0.50 per sq ft
- New construction (shell to finish): $0.40-0.75 per sq ft (multi-phase)
A 3,000 sq ft office renovation typically runs $900-1,500. A 10,000 sq ft new build can run $4,000-7,500 depending on the scope. Every quote is custom based on a site visit or detailed project description.
Areas We Serve
Frequently Asked Questions
How far in advance should we book?
As early as possible. Ideally, let us know when your project is 2-3 weeks from completion so we can schedule crews. For urgent turnarounds, we can usually mobilize within 48 hours.
Can you work while the contractor is still finishing?
Yes. We often overlap with the tail end of construction, doing rough and detail cleaning in completed areas while the contractor finishes elsewhere. We coordinate directly with your GC or project manager.
Do you handle hazardous material cleanup?
No. Asbestos abatement, lead paint removal, and mould remediation require specialized licensed contractors. We handle standard post-construction dust, debris, and finish cleaning.
Can you also set up ongoing cleaning after the project?
Absolutely. Many of our post-construction clients transition into regular office cleaning or janitorial service contracts. We’ll quote both at the same time if you want.
What about floor protection during cleaning?
We protect finished floors during our cleaning phases. If new hardwood or polished concrete has been installed, we use non-marking equipment and soft-sole shoe covers.
