What is janitorial service?

Janitorial service is the ongoing facility-maintenance side of commercial cleaning. Where office cleaning focuses on workspaces — desks, kitchens, meeting rooms — janitorial covers everything else a building needs to keep running: washroom restocks, floor programs, waste handling, common-area upkeep, light maintenance, security check-ins, after-hours access, scheduled deep cleans. It’s the layer property managers and facility teams rely on.

Most contracts blend the two. A property manager hires one vendor to do offices and the common areas. A multi-tenant building hires one vendor for everything outside the suites. A condo corporation hires one for lobbies, hallways, gyms, and amenities. The scope shifts; the operational standard shouldn’t.

How we onboard a new janitorial contract

Week 1. Site walk together. Every floor, every closet, every problem area. We note what your current vendor misses and what your tenants complain about most. The site brief gets drafted.

Week 2. You receive a detailed scope of work with task frequencies, a staffing plan, and a flat monthly rate. No surprises, no “plus materials” add-ons.

Week 3. Crew starts. You start receiving the visit log and photos. Your account manager does quality walks during the first 30 days to confirm the transition is clean.

Day 30 decision point. If we’re not the right fit, we part ways — no cancellation fees, no contract penalties. The site brief is yours to keep. Take it to whoever you hire next.

Ongoing. Monthly quality reports. Quarterly reviews with you. Annual scope adjustments as your building changes — new tenants, new wings, new programs.

What’s the difference between janitorial services and office cleaning?

Office cleaning focuses on workspaces — desks, kitchens, meeting rooms, washrooms used by staff. Janitorial covers everything else a building needs: common areas, full floor programs, waste handling, supply management, light maintenance, after-hours access. Most multi-tenant buildings and condos need full janitorial; small single-tenant offices often only need cleaning. Many of our contracts blend both.

How is janitorial priced?

By square footage and scope. A 20,000 sq ft commercial building with daily janitorial typically runs $3,000–$5,000/month. Larger facilities with floor-care programs run higher. Do you provide your own supplies and equipment?

Yes. All cleaning chemicals, equipment, paper products, and consumables are included in your monthly rate unless you specify a preferred supplier. Specialty products like DIN-registered disinfectants for medical clients are part of the scope from day one.

Can you take over from our current janitorial company?

We do this regularly. Most transitions take 5–7 business days. We coordinate with your current provider’s end date so there’s no gap. The site walk we do in week 1 picks up everything the previous vendor was missing — usually a lot.

Do you handle medical or dental janitorial?

Yes. Our medical and dental janitorial work follows Public Health Ontario IPAC standards and, for dental practices, the RCDSO standard — DIN-registered disinfectants, colour-coded microfibre, documented contact times, sharps awareness, full terminal cleaning. We work with your building’s access protocols — key fobs, alarm codes, security check-in. All handled during onboarding and documented in your site brief.

Are you a janitorial company serving the whole GTA or just Toronto?

The whole GTA. Our crews work daily in Toronto, North York, Vaughan, Mississauga, Brampton, Markham, and Scarborough. We’ve structured the operation specifically so the same standard applies across locations — site briefs travel with each building, not with the crew.

Will the same crew be in our building every visit?

Where staffing allows, yes — the same team stays on the same building. When the crew has to change, the next person reads the site brief before their first shift and follows the same protocol your previous crew used. The standard is documented, not held in someone’s head.
