Commercial Cleaning in Scarborough

Scarborough has the oldest and most varied commercial building stock in Toronto, and that’s the whole story for anyone cleaning it. A 1960s Birchmount industrial unit, a Town Centre office floor, a Golden Mile plaza mid-redevelopment and a Kingston Road dental practice have almost nothing in common except a postal code. Floor finishes vary by decade, HVAC varies by decade, and a scope written off a template will be wrong in at least two of those four buildings.

Where we clean in Scarborough

Scarborough Town Centre district. Office towers, retail and medical clinics clustered around McCowan and Ellesmere, plus municipal and civic space. Heavy public foot traffic drives washroom frequency more than square footage does — these are buildings where a three-times-weekly washroom schedule fails visibly by Thursday afternoon.

Golden Mile, Eglinton East. One of the largest redevelopment corridors in the city, with existing plazas and offices operating alongside active construction. Two things follow from that: ongoing dust ingress into occupied buildings from neighbouring sites, and steady demand for post-construction cleaning as units come online. Occupied buildings next to active construction need a higher-frequency entrance and glass schedule than their square footage would normally justify.

Birchmount and Midland industrial. Manufacturing, warehousing and distribution in mid-century stock. Mostly sealed and unsealed concrete, often with original expansion joints and patched sections that hold grime differently across one floor. This is industrial floor care — auto-scrubbers, degreasers and dock apron work, scoped separately from the office areas at the front of the same building.

Kingston Road and Lawrence corridor. Medical offices, dental clinics, professional services and restaurants. Small footprints, high standards, and clinical space that runs on IPAC-aligned protocols. Dental practices carry their own requirements, covered on the dental office cleaning page.

Morningside and UTSC area. Institutional facilities, daycares and community centres. Childcare and school cleaning comes with its own compliance layer — CCEYA standards, Vulnerable Sector Check requirements for anyone on site, and product restrictions in rooms used by children.

What makes Scarborough scopes different

Older stock means unknown floor history. A forty-year-old VCT floor may have six layers of finish on it, or none, or a patch of each. The wrong stripper on the wrong section takes a floor out of service for a week. Any scope here should start with identifying what’s actually on the floor rather than assuming — that’s a site-walk item, not a phone-quote item.

Multi-tenant buildings need shared-area rules in writing. A lot of Scarborough commercial space is multi-tenant with shared washrooms, shared corridors and a shared loading area. Who cleans what, at what frequency, and who pays for it is the single most common source of disputes in these buildings. It belongs on the scope sheet before the first visit, not in an email thread after the first complaint.

Construction dust travels. Along Eglinton East, buildings that aren’t under construction are still living with it. Entrance matting, glass frequency and HVAC vent attention all need to run above baseline while neighbouring sites are active — and then drop back down when they finish, which is a scope change worth scheduling rather than paying for indefinitely.

Our services in Scarborough

Frequently Asked Questions

Do you serve the Scarborough Town Centre area?

Yes. Offices, retail units and medical clinics in the Town Centre district and the surrounding McCowan-Ellesmere area are inside our core service area. Public-traffic buildings here usually need washroom frequency set above what the square footage alone would suggest.

Can you handle industrial cleaning in Scarborough?

Yes. The Birchmount-Midland industrial corridor is inside our core service area — warehouse scopes include auto-scrubbers, degreasers and dock apron work, quoted separately from any office area in the same building.

Our building is next to active Golden Mile construction. Can the scope account for that?

It should. Buildings adjacent to active sites need entrance matting runs, higher glass frequency and more attention to HVAC vents than they’d otherwise need. We scope that as a defined elevated frequency with a review date, so it comes back down when the neighbouring work finishes instead of quietly staying on your invoice.

What does commercial cleaning cost in Scarborough?

GTA office space generally runs $0.025–$0.095 per square foot per visit depending on frequency and size, with warehouse space lower and medical higher. Older buildings with restoration-grade floor work quote separately. Use the cost calculator for a range, or the 2026 GTA rate report for market figures.

Do you also cover other parts of Toronto?

Yes — Toronto, North York, Markham and the broader GTA. Multi-site programs run on one contract with a separate site brief per building.
